The cellar stands

This week was set up the cellar. Punctually at the Mo. 8:00 moved forward 3 men of the company Romberger and it the mat foundation were concreted.

Di. we let the road close one day long for the crane (times to see whether me my neighbours still so friendly to greet; -) and in the evening all walls and the cover were transferred! Mi. was outside isolated (8cm Perimeterdämmung) and today (DO.) the cellar is sealed and the light pits is installed - finished! So far I to judge know mad work was carried out!

A laborious day…

Actually house-builds already is a laborious venture, but there are days, there became dearest one…
There we beside an existing house build and the distance for a division of property are too small establish we the house in the “residential property” (as normally also with double or terraced houses one makes) for it need one a “utilizable value appraisal” from an expert. That calls me today and states I must a layout plan with the drawn in garden portions of the municipality approve let!?!
I telephoned then all day long and my notary as well as a civil geo meter and several people, who have even a house in the property say that that are not correct! Also my municipal office says that they cannot approve anything, because there is to approve it to there nothing! Now I must convince either my expert or look for a new… aaaarrrg!
Around today also still which constructional to posts I hang the sketches of Ergdgeschoss and upper floor on, those wanted I for a long time posts: -)
Supplement: The ground floor I updated, in the upper floor tunes the furnishing not yet completely and the small 14m ² - room becomes the parents bedroom.

An eventful week lies behind us…

… and a still much more more eventful lies before us!
Last week we assigned the wells and the channel at the company Steiner building. The first offer for the channel shocked us, but after a clarifying telephone call the expenditure could weden within limits held by something restructuring.
We found also a geo meter for the “Parifizierungsplan” demanded by our consultant. The plan will load our budget again also over 1.000, - €, since a measurement is necessary locally.
The electrician has itself the installations locally regarded and now is certain that we will get their own inlet and their own current support to need. Total costs for river from the property border 7,000 estimated in the house € - (!)
Vienna stream wanted for the registration data to our heat pump as we an aluminum melt would establish (phase angle, break-away starting current, approach assistance…), it does not pull any more river than a laundry dryer, in addition our electrician would have had to stamp each sheet - therefore we must send the documents again to it for marking, but the really nice coworkers in the vienna current agency Schwechat make up for much again.

Today (Mi. 22.6.) our construction supervisor was to be regarded Mr. count of the company Romberger locally on the building site around itself property and the approach roads. Tree falls!

Friday (24,6.) became sieve large trees (six spruces and a Föhre) on our property please. An acquaintance of my parents has the trees thank-worth-proves in response for the wood (approx. 2 solid cubic meters) pleases. The whole was planned for Monday, but he meant “who like the weather becomes white” and as I on Fridays from the work came was all trees pleases!

With progressive building we have ever more fence guests. Several acquaintance us already visited around the building site and also a family those have to visit plan Rome mountain RH from to build already past looked. We have even already the first advance notifications of Zusehern for setting up the house: -)

Today the remainder of the crushed stone tumbling was applied and our foreman regarded the excavation. It was totally enthusiastically of it as good and precise Mr. Blaha worked! In the afternoon the material for the base plate on the building site was then already unloaded.

Today punctually 6:30 stood the boss (Mr. Blaha) personally as excavator drivers and two trucks before the door. To short discussion went loosely, until in the evening the gesammte excavation was settled and the majority of the crushed stone tumbling was already aufgeracht: -)
Unfortunately too little place for the storage of the excavation is, alone with the surface soil was the whole storage space fully thus had only everything to be removed and later must again material to the Hinterfüllen and Anschütten be brought at property: - (

Bad messages at the current volume

Yesterday Christian has to communicate me called around me that our Installateur does not think itself the assembly capable of of our shower cup! We want a snail shower!
On the one hand it is naturally bad for us, if our Installateur cannot install the shower cup, but I find it mad, if someone can admit that one cannot somewhat. Better clarify that before than afterwards blöd look.

Anyhow, I, Austrotherm thought no problem know reliably a Installateur in our proximity. of those he, the kit comes for the snail shower. It can supplied in each size individually. I experienced that also only, when I inquired at the company after reference objects in our proximity. Hrn. degree well-being very fast (usually within hours) with all our requests dealt.

Today I received an answer from him, found he a Installateur from Knittelfeld, which can make the installation. I love my homeland that however the Installateur is to come from this corner of our country???? Well nothing costs inquiries.

After we last week the submitting documents for our ground-water heat pump to have received had to list we for the procedure all wells in the closer environment.
Unbelievably however truely: since there is no obligation to register for house wells had we from door to door to go and to inquire, that is with water law procedures allegedly so usually: - (were over 50 properties) we have now approx. 25 wells on the list and my wife get ourselves then at the municipality the names of the associated owners of real estate property…

We got the building permit today! The energy document of identification was corrected and the characteristic energy value was already computed now with 27 Kwh/m2!!! : -) I angesucht this evening already on-line around housing promotion.

Today the “energy document of identification” came, the yardstick for housing promotion is. Unfortunately I had to state that the controlled dwelling ventilation was not considered. Thus a characteristic energy value of 45Kwh/m results ². Since I have the program for the computation at home, I the values directly entered and determined, that the characteristic energy value with ventilation with approx. 27Kwh/m ² to lie would have - those are 2 promotion stages (7,330 more national loans correspond)! That must be clarified now very fast with the company Romberger, otherwise we cannot to submits and our request this year no longer is treated! In addition gibt's two further ambiguity bez. the values for the windows, which constitute however max. 2Kwh/m ².

There are only three small problems:
A) The building permit: Is already decided as per municipality since min. of one week, it must the answer be only written. There the responsible person however in the vacation was us was now promised that we have it to DO.
b) We have still no energy document of identification, get we however as per Romberger tomorrow
C) As per telephone information citizen service and as per the Website can one with a monthly pay slip submit, the specialists of the Bezikshaupmannschaft mean now however “we make that not in such a way”. We will submit nevertheless with the pay slip from May and will leave it drauf to arrive.

Fully we brought the resulted 5 passenger car trailers to brushwood directly on Saturday to a friendly farmer, feed everything to the goats. Additionally I do not have still the any more did not need wire mesh fences at property removed and now look it already much more largely than before and we to have money saved, a tree cutter for everything together far over thousand euro would have required! (however inclusive Rausreissen and disposing of the root sticks, this work stand for us before).

Yesterday and today we were busy with the detailing: Wednesday 22,6 I one day of holiday took and sanitary and dwelling ventilation (Mr. Moro, Fa. Moro) as well as electrical (Mr. Kadlec, Fa. Gindl) planned, was more arduously than I thought (in sum over 5 hours). Today (DO. 23.6.) we made the detailing with Hrn. Egger of the company Romberger inclusive structural changes, Fassadenfarbe, door stops etc. (again 3.5 hours). Now actually only sampling the windows and the Raffstores is missing.All in all planning was exerting, ran however very well and all involved ones was competent and accomodating. Now only the final plan must fit in addition we is strained also on the sum of surcharges (zus. Plug sockets/switches, zus. Raffstore, div. further little things), I hope those becomes us do not umhauen.Energy document of identification we up to now unfortunately still none needed, there we it however urgently for the submission of the housing promotion it us for next Tuesday were promised.

We have the building consultation before longer time taken in Ansspruch, today were already our date for the garden consultation. Since we were on the day already on short vacation, my wife got the plans only at the Di. 17. and today, Mi. 18. , We submitted May. The plans in the apron already several times with the board of works leader of the municipality Himberg, Hrn. Ruzak, co-ordinated therefore us assured which we permission are surely and fast gotten. We were cared for by Hrn. Ruzak very friendly and competently, I would wish ourselves at all authorities such a service to get.Since only few neighbors party position have, I them all know and none suffers a disadvantage by our house surely no objection raised. Thus it will give only a shortened procedure without building negotiation. As per information of the municipality the building permit should be in approx. 4 weeks there.

Now it is certain, we builds a Liapor massif prefabricated building of the company Romberger the type Future 150 with transferred monopitch roof.After some small changes the sketch of this house meets perfectly our needs and it pleases us optically very well.We assign Romberger as general contractors for cellars, house, interior fittings, sanitary and electrical (thus proktisch “” only without heating, we assign to a heat pump specialist).Over the entire duration of the negotiations away we got a very good support by Hrn. Mannsberger of the company Romberger. It made finally also very attractive Gesammtpaket for us.I would like the other offerers with whom we negotiated not in particular to call however Romberger was not the “low bidder”, but offered after exact analyzing of the offers from our view simply best price/achievement relationship.
